Turnovers, on a date that matters

A unit that cannot be shown is a unit that is not earning. Most of what holds up a turnover is not the cleaning — it is the mattress, the sofa nobody took, and the garage full of somebody else's belongings.

One thing to know before anything else: we run Saturday and Sunday by appointment. If your deadline is a Wednesday, we are the wrong call, and we would rather say that here than after you have written to us.

The work

What we are usually called for

Same trailer, same two people, same pricing as everything else on this site. What changes is that you are not the one who lives there.

Turnovers between tenants

What the last tenant left, out before the cleaners arrive. Usually a mattress, a sofa and whatever is in the closets — a quarter to a half trailer, and quicker than the same volume from an occupied home because there is nothing to work around.

Pre-listing cleanouts

A house shows better empty and photographs better still. If a seller has left a garage or a Florida room full, that is normally one visit and it is the difference between listing this week and listing next.

Evictions and abandonments

These arrive with a legal date attached and are rarely tidy. Tell us what the order says and we will work to it. If there is anything that looks like it should be stored rather than binned, we will stop and ask rather than decide for you.

Estate and probate properties

Often coordinated by somebody who has never seen the house. We quote from photos, work with a lockbox or an agent, and send pictures of every room when it is empty.

How it works when you are not there

You should not have to attend

Most of these jobs are arranged by somebody who will never be at the property, which changes what has to be agreed in advance.

Access

Lockbox code, an agent meeting us, a neighbour, or a unit already open — tell us which when you send the job. If access fails on the day we cannot load, and that is the one thing that turns a booked slot into a wasted one for both of us.

What goes and what stays

The single most useful thing you can send is a photo per room with anything that stays marked or moved to one spot. Ambiguity is the reason a crew stops and phones you, and phoning you is what you were trying to avoid.

Proof it was done

Photographs of every cleared space, sent when we finish. You are signing off work you did not watch, and a picture settles that faster than a description does.

One number for the job

Quoted from photos before we book, and it does not move on the day unless what is there is not what was in the pictures — in which case we call before loading rather than adjusting afterwards.

The things worth asking before you use anybody

Can you invoice rather than take payment on the day?

Ask. If you are sending work regularly it is a reasonable thing to arrange, and it is better agreed at the start than negotiated on a Saturday. Tell us how your side needs it to work and we will tell you honestly whether we can.

Do you do more than one property in a weekend?

Yes, and it is worth sending them together rather than one at a time — routing two units near each other into the same day is cheaper for you and easier for us.

What will you not take?

Paint, chemicals, propane, fuel and anything under pressure. Those go to Household Hazardous Waste at Baseline, and no legitimate hauler will take them. Tyres in small numbers with a fee. Nothing the county itself refuses — concrete, dirt, sod, boats.

What if the tenant left something that looks valuable?

We stop and call you. On an eviction in particular, what happens to a tenant's property is a legal question with your name on it rather than a judgement call for whoever is holding the other end of the sofa.

Pricing is the same volume-based starting prices as every other job, and the estimator will get you close before you contact anybody.
