Whether it was an eviction or a midnight flit, the situation is the same: a unit you cannot re-let, full of somebody else's belongings, and every day of it costing rent.
Photograph it before you touch it
Every room, wide shots, before a single item moves. Date-stamped if your phone does that.
This is the cheapest insurance in the whole business. It is what you have if there is an argument later about what was there, what condition the unit was in, or what you disposed of. Ten minutes now against a dispute you cannot evidence.
Abandoned belongings are not automatically yours to bin
Florida gives landlords a route to dispose of personal property left behind, and it generally involves giving the former tenant written notice and a window to collect before anything goes.
The details depend on your lease, on how the tenancy ended, and on what the property is worth — and getting it wrong is the kind of mistake that turns a cleared unit into a claim. One call to your attorney or your association's legal line before the trailer arrives is the whole precaution.
We are a hauling company, not a legal one. We will tell you what we see; we will not tell you what you are allowed to throw away.
Then it is just a turnover
Once you are clear to go, the job itself is straightforward and it is the part we do every weekend.
- Furniture, mattresses, and whatever is in the closets
- The contents of the fridge and the freezer, which is the part nobody volunteers for
- Garage and patio, which are usually worse than the inside
- Carpet and pad if it is coming up anyway
How we work with managers
You do not need to meet us. Send photographs, get a price the same day, and we take it from there — one number for the job, not an hourly rate that grows while you are not watching.
You get pictures of every room when it is clear, which is what you actually need for the file and for the owner.
We work Saturdays and Sundays, which is usually when a unit comes back and always when it is hardest to get anybody out.
One thing worth knowing
If there is a deadline — an inspection, a new tenancy starting, an owner arriving — say it on the first message. It changes what we can promise, and we would rather tell you straight away that a date does not work than take the job and let it slip.
